• Bookings are confirmed only upon receipt of a minimum 50% advance payment.
• The balance amount for your stay is payable on or before check-in.
• All bookings are subject to availability at the time of confirmation.
• A refundable security deposit may be collected at check-in.
• The deposit will be refunded within 2 working days of check-out after property inspection, subject to deductions (if any) for damages or excessive cleaning.
• Check-in: From 2:00 PM
• Check-out: By 11:00 AM
• Early check-in or late check-out may be allowed subject to availability and may incur additional charges.
• Breakfast is complimentary and served between 8:00 AM – 10:00 AM.
• Amenities include Wi-Fi, linen, towels, toiletries (shampoo, conditioner, body wash), and free parking.
• Meals are available upon order from our in-house menu. Please inform us in advance for meal arrangements.
• Outside food and catering are not encouraged without prior permission.
• Please treat our ancestral home with respect — as you would your own.
• Guests are responsible for any breakages, damage, or loss during their stay.
• Accidents inside the property, including the pool area, are at the guest’s own risk. Children must be supervised at all times.
• Any damages will be charged at actual replacement or repair cost.
• The number of guests must not exceed the count confirmed at the time of booking.
• Extra guests may attract additional charges or cancellation of the booking without refund.
• Pool timings: 7:00 AM – 11:00 PM
• Strictly no glassware, harmful objects, or alcohol near or inside the pool.
• No diving or unsafe activity allowed in or around the pool.
• Music and gatherings are allowed only up to 10:00 PM, in accordance with local regulations.
• Please maintain a peaceful environment and respect our neighborhood community.
• Free parking is provided on-site.
• Vehicles are parked at the guest’s own risk.
• Smoking is strictly prohibited indoors and in all public areas of the villa.
• Smoking in rooms will attract a cleaning penalty of 2500 Per Room to cover extra sanitation.
• No illegal substances or unlawful activity is permitted on the premises.
• Violations will be reported and are subject to legal action under Goa jurisdiction.
• 14 days or more before check-in: 90% refund of advance
• 7–13 days before check-in: 50% refund of advance
• Less than 7 days before check-in: No refund
• No refunds will be given for no-shows or early check-outs after check-in.
• One-time rescheduling is permitted, at least 10 days prior to check-in, subject to availability.
• Rescheduled bookings must be used within 3 months of the original date.
• In case of cancellation due to natural disasters, pandemics, or government restrictions, a credit voucher may be issued for a future stay, based on circumstances.
